STAGE 1: YOUR PROPERTY BRIEFS:

  • Fill in property briefs (supplied by New Road Property). If more than one purchaser, briefs must be filled in separately.
  • New Road Property to analyse the briefs.

Strategic buying meeting: 

  • Create clarity around WHAT, WHERE, WHEN, HOW MUCH to ensure your search becomes faster and more straightforward.
  • For multiple purchasers, discuss any gaps in the briefs and fine-tune.
  • Clarify the property we're looking for within your budget.

STAGE 2: YOUR PROPERTY SEARCH:

  • You receive a shortlist of "on-market" and "off-market" properties that we feel are worth you seeing.
  • There may be times New Road Property will need you to come through on the first viewing.

STAGE 3: YOUR PROPERTY DUE DILIGENCE:

  • Price research. Discovering the TRUE VALUE of the property.
  • Location searches.
  • Council.
  • Infrastructure.
  • Building & pest and/or strata reports.
  • Within reason, additional work on an individual property.

STAGE 4: OFFER PREPARATION:

  • Liaise with solicitor/*conveyancer and mortgage broker/bank.
  • Decide maximum offer.
  • Get you into a position to buy.

STAGE 5: NEGOTIATIONS:

  • We put you in a powerful position to put forward an offer or bid at auction. 
  • Decide on maximum offer.
  • Organise, negotiate and present an unconditional offer on contract.

STAGE 6: EXCHANGE:

  • Organise contracts and deposit cheque with the real estate agent.
  • Liaise with mortgage broker/bank and conveyancer/solicitor before they take over.
  • Presettlement inspection.

If not successful, we move onto the next property.

*All third-party expenses to be paid for by you, the client.

  • Location searches.
  • Council.
  • Infrastructure.

  • Searches on neighbourhood infrastructure that could affect the lifestyle of the property.
  • Local council market/area research.
  • Building and pest, and/or strata reports.
  • Within reason, additional work on an individual property.

STAGE 3: OFFER PREPARATION:

  • Liaise with solicitor/*conveyancer and mortgage broker/bank.
  • Decide on maximum offer on this particular property.
  • Get you into a position to buy.

STAGE 4: NEGOTIATIONS:

Negotiations start the moment we lay eyes on the agent. we put you in a position of power over other buyers.

  • Negotiations, with the real estate agent, are a timeless dance that we know how to do. From the negotiations, we will know the smartest way to put in an offer to give you the best chance possible of purchasing the property.
  • Or, bid at auction.
